ASSET MANAGEMENT - GREW TOTAL REVENUE BY 58% OVER 4 YEAR PERIOD
One of the largest International Iconic Resort Hotels within Western Europe - managed by one of the worlds largest management companies - engaged with us to deliver exceptional owner return and support the management company to deliver superior operating margins over a 4 year period.
Success came through creating and implementing two world class restaurant signature outlets within the resort, new revenues of €15m, achieving in excess of 35% department margins. We identified €5 million cost opportunities within asset and realised saving within 18 months. Implementing a commercial strategy and identifying new revenue streams and client base for future revenue out-performance. Re-engaging the management company to be aligned with ownership investments.
HOTEL MANAGEMENT - IRR RETURNS BY OVER 40%
We undertook the management of 24 upper scale full service internationally branded assets purchased through a Joint Venture Real Estate Pension Fund in 10 different European Countries. We were tasked to enhance the assets value throughout the 5 year Investment cycle and aim to achieve an IRR minimum return of 25%.
We created a new management team - with key recruits, put in place a new commercial strategy and sales structure. As well as a full capex programme to reposition the assets. Key achievements were EBITDA growth by 120% within the investment cycle and exit value MOIC achievement of 2.5 multiplier.
ADVISORY - HOTEL EBITDA GREW BY 183%
A group of four luxury hotels within the UK, situated in desirable leisure and business locations requested we asset manage and identify value enhancement opportunities and create a soft international brand to attract joint venture partners and future management contracts.
In order to identify opportunities we conducted a business review and implemented value enhancement actions to maximise the value of the group. This comprised of creating a leading hotel brand within the luxury market alongside an award winning talent strategy. We repositioned hotel assets providing innovative customer products, whilst a capex programme supported the drive for a new customer base for the future. A well thought out commercial strategy and best practice plan to outperform our competitor sets in all destinations was key to the success and results we achieved - including growing hotel value by 163%.
COMMERCIAL - REVENUE GROWTH 15% IN FIRST YEAR
We were looking at a portfolio of hotel assets owned by a global private investment company, located across the UK and tasked to identify and optimise all commercial opportunities, resulting in performance turnaround and above-market growth.
We conducted a diagnostic business review to identify opportunities and implement priority commercial actions within 3 months. Key to the success was changing the management team’s mind-set to deploy action plans that radically improved awareness, identity, reputation and positioning of each asset within its respective market. Implementing leading-edge measurable tools, systems and processes to facilitate sizeable business-mix change and TRevPAR focus, from a largely rooms-focussed operation. 15% growth in revenue in the first year then above market growths in future years - was a success!
